Toronto Homes Sales August 2014 Remain "Hot"


TORONTO, September 4, 2014 – Toronto Real Estate Board reported 7,600 sales through the TorontoMLS system in August 2014. This result was up by 2.8 % compared to 7,391 transactions reported in August 2013. Year-to-date sales through the end of August amounted to 65,454, which represented an increase of 6.5 % compared to the same period in 2013.

 Looking forward to the fall market demand for ownership housing will remain strong. Home buyers will continue to benefit from a diversity of affordable home ownership opportunities throughout the GTA. The fact that sales were up for all major home types in August suggests that first-time buyers and existing home owners remain very active in today’s marketplace.

 The average selling price in August 2014 was $546,303 – up 8.9 % in comparison to the average of $501,677 reported in August 2013. The year-to-date average price through August was $562,504, which represented an increase of 8.5 % in comparison to the same period in 2013.

 The number of listings in August was down in comparison to last year, while the number of sales increased. This means that sellers’ market conditions remained in place with a lot of competition between buyers. This is why we continued to see strong price growth last month. Looking forward, if sales growth continues to outstrip listings growth, the average selling price should continue to increase on a year-over year basis.

Burr It's Cold out There-Diane Plant

We are having an exceptionally cold winter. The storm that started February 7th and virtually brought the City of Toronto and surrounding areas to a halt will not soon be forgotten.

I was forunate to be away during the blizzard, but it also caused a 12 1/2 delay in arrivng back home.

If you are thinking about a warm, sunny vacation, I highly recommend The Riu Palace Riviera Maya, all inclusive holiday.

This hotel is warm and welcoming. It is on The gorgeous Caribbean Sea. The staffare friendly and eager to make your vacation a great one. The food is non-stop all day starting at 7:00 AM and because this is a "Palace" hotel in the Riu chain, champaign is free.

There is entertainment of every kind starting at 10:00 and is non-stop until the evening. Excercises on the beach and water arobics in a beautiful pool, bacchi ball, ping-pong on the beach, catamaran, boogy boards and much more. The 5 people who give the entertainment are funny, friendly and encourage everyone to participate.

You can choose to simple relax all day long at the pool or on the beach. take a nap in the hammocks or a long walk along the white sandy shore. The town of Palya del Carmen is only 15 minutes along the beach.

Whatever you chooses to do, enjoy.

Toronto Home Sale Price Increase 6.5% in August

TORONTO, September 6, 2012 – Greater Toronto Area (GTA) REALTORS® reported 6,418 sales through the Toronto MLS system in August 2012, representing a year-over-decline of almost 12.5 per cent compared to 7,330 sales reported in August 2011. The number of new listings reported in August was down by 5.5 per cent compared to the same period in 2011. “Residential transactions were down in August compared to last year. Stricter mortgage lending guidelines, which came into effect in July, arguably played a role. In the City of Toronto, the additional impact of relatively higher home prices coupled with the upfront cost associated with the City’s Land Transfer Tax led to a stronger annual decline in sales compared to the rest of the GTA,” said Toronto Real Estate Board (TREB) President Ann Hannah. The average selling price for August 2012 transactions was $479,095 – up by almost 6.5 per cent compared to August 2011. The annual rate of price growth was driven by the low-rise home segment in the City of Toronto, including single-detached homes with an average annual price increase of 15 per cent. The MLS® Home Price Index (MLS® HPI)* composite index, which allows for an apples-to-apples comparison of benchmark home prices from one year to the next, was up by 6.3 per cent year-over-year. “While sales were down year-over-year in the GTA, so too were new listings. As a result, market conditions remained quite tight with substantial competition between buyers in the low-rise market segment,” said Jason Mercer, TREB’s Senior Manager of Market Analysis. “The trends for sales and new listings are moving somewhat in synch, suggesting that the relationship between sales and listings will continue to promote price growth moving forward.”
